✍️ The "Protective Application" Package: Secure Your Property Before January 1, 2026

Since 2025, Montenegro has a new law for legalizing unauthorized properties.
It introduced a new rule: until January 1, 2026, you can file a "Protective Application"—a simplified form that officially enters your property into the legalization process and protects it.

The Difference: Before vs. After Jan 1, 2026

✅ Before Jan 1, 2026 (Only 3 months left!)
  • You can file the simplified "Protective Application."
  • Only a minimum set of documents is required.
  • Your property is immediately registered and protected.
  • This gives you time to sort out land title and other documents without stress.
❌ After Jan 1, 2026
  • Protective Applications will no longer be accepted.
  • Only the full, complex legalization process will be an option.
  • You'll need the complete set of documents (land title, building plans, technical reports, approvals).
  • This route is more expensive, takes longer, and will be nearly impossible for many properties.

What This Means for Owners:

  • 🛡️ Your property is officially entered into the registry.
  • 🚫 You won't be charged the penalty tax.
  • ⏳ You get the time you need to resolve any land and document issues.
⚠️ If you don't file in time, your property is at risk of being blocked from all sales and transactions, or hit with heavy fines.
