Technical Package & Geodetic Works for Legalization Submission
The technical package is a core set of measurements and documents without which, in most cases, a legalization application cannot be submitted
We organize and control the entire technical scope: site visit and measurements, work of a licensed surveyor, preparation of the geodetic elaborat and “as-built” (izvedeno stanje) materials, and packaging everything into a submission-ready format.
What we do within the technical package
  • 1) Preparation & initial check
    • collect the initial property data (address, KO/KP/LN, PD if applicable, access to the site)
    • review basic constraints and “red flags” in the documents (so the technical package is not produced “for nothing”)
    • align the scenario: what exactly we measure and what is recorded as the “as-built” condition
  • 2) On-site measurements
    • measurements of actual dimensions and layouts
    • documenting levels/floors/height points (as needed)
    • photo documentation and technical notes to reflect the actual condition correctly
  • 3) Geodetic scope (licensed surveyor)
    • field geodetic works (as required by the task)
    • preparation of the geodetic elaborat in the required format
    • compliance check: coordinates/boundaries/building placement on the parcel (as far as possible based on the available input data)
  • 4) “As-built” documentation (based on the actual condition)
    • materials reflecting the actual condition of the property (plans/sketches/description)
    • structuring the package so it is submission-ready, not just a set of files
  • 5) Submission packaging
    • consolidate the technical part into one complete package
    • verify the documents are readable, consistent with each other, and suitable for inclusion in the application

What you receive

  • measurement results and technical materials for the property
  • a licensed geodetic elaborat
  • a complete set of technical documents prepared for legalization submission (in a format you can use in your application/file)

What we need from the client

  • access to the property (a contact to schedule the visit)

  • property details (address, KO/KP/LN, PD if available)

  • if available — any existing documents/plans/permits (not required, but it speeds up the process and reduces the risk of errors)

Important to understand upfront

  • The technical package documents the actual condition, but it does not remove the property’s legal constraints (those are analyzed separately or in parallel).
  • If inconsistencies are found (boundaries/placement/volume/levels/parts of the property), we do not “smooth it over” — we record it and propose the correct way to proceed through the procedure.
Pricing principle
We separate:
  • our organizational & technical work
  • geodetic works
  • third-party costs (if they arise for the specific property)
Pricing depends on the property type and the scope of measurements, but it is formed in a clear fixed model: you know in advance what is included and what you pay for.

How this relates to our contracts

For most clients, this technical package is the first practical step: it creates the foundation without which you cannot move forward in the legalization procedure.
